Everything here is a copy of a public record published by a Florida agency, joined to a parcel and dated to the moment we fetched it. We do not edit the records. We inherit their errors, and there are errors.
Do not close on a property, file a case, or make a legal decision on the strength of this site. Use it to find what exists, then verify it against the agency named beside the figure — every one of them is linked.
Hillsborough and Pinellas only. Some datasets cover a city and not the county around it, and each page says so where it applies.
A lis pendens means a case was filed. It is not a judgment, and it is often released. A code case is not a conviction.
Each figure shows when it was last fetched. A source that fails renders as stale rather than disappearing.
It means we checked and found nothing, or that no agency publishes it. It never means we did not look.
The underlying records are public and we claim nothing over them. The joining, the wording and the design of this site are ours. Quote us, link us, cite a figure with its source — that is what the source lines are for. Do not scrape the site wholesale or republish it as your own database.
Evacuation and flood zone layers are published by Hillsborough County GeoHub under CC BY 4.0 and carry their own terms.
If something here is wrong, tell us and we will trace it to the dataset. If an address is exempt under Fla. Stat. § 119.071(4)(d) we suppress it within 48 hours, no questions asked — see Privacy.
